Buyers Representative

As your Buyer's Representative, we can make the process of house hunting much easier and more efficient than if you did it on your own. 

  • 1. Get Pre-Approved

    • The process where a lender evaluates your financial situation and creditworthiness to determine how much they might be willing to lend you for a home purchase. 
    • It involves a thorough review of your income, assets, debts, and credit history.
    • Based on this information, the lender provides a pre-approval letter stating the maximum loan amount you qualify for and the terms of the loan.
    • This letter can be quite beneficial when house hunting, as it shows sellers that you are a serious buyer with financing already in place. 
    • Having a pre-approval letter in-hand can also increase the attractiveness of your offer, particularly when a seller has multiple offers to choose from.

  • 2. The Home Search

    • You can start your search for the perfect home with me and have up to date MLS listings in your favorite neiborhoods.  
    • As your REALTOR®, I will also search for homes on your behalf.
    • When you find a homes that you like, we'll schedule a showing tours for you to preview the properties in person.
  • 3. Making An Offer

    • I will help you prepare a formal written offer. This will include the offer price, any contingencies (like financing, inspection, or appraisal), and the proposed closing date.
    • Earnest Money: Include a deposit (earnest money) to show your commitment. This money is usually held in escrow and applied to your down payment or closing costs if the offer is accepted.
    • I will present the offer to the seller or the seller's agent.
    • Negotiations will begin, if the seller counteroffers our first offer. I will help negotiate the terms until we reach an agreement, or the offer is rejected by both parties.
    • Acceptance: Once both parties agree, you'll sign a purchase agreement, and the house goes under contract.
  • 4. Going Under Contract

    • If the seller accepts your offer, you will officially be under contract. 
    • The purchase will not be complete until closing, but the home cannot be sold to anyone else while the contract remains in effect. 
    • At this point, unless you are making a cash purchase, it will be time to make an earnest money deposit and secure a mortgage loan for the property. 
    • Lenders offer a wide range of loan programs, so it's important to work with a lender you trust to help you determine the best loan for your specific circumstances.
  • 5. Inspection & Repairs

    • Inspecting the condition of the home is a vital part of the home-buying process. 
    • A licensed home inspector will conduct a comprehensive evaluation of the entire property and report any problems with the condition of the home's structure or systems. 
    • The inspector will also investigate potential issues such as pest infestations or mold. 
    • Depending on the purchase agreement, we may enter additional rounds of negotiation to resolve any problems discovered during the inspection.


  • 6. Appraisal

    • An appraisal is an evaluation of a property's market value conducted by a licensed appraiser.
    • The lender usually selects a licensed appraiser to conduct the appraisal.
    • The appraiser visits the property to assess its condition, size, and features. They may take measurements, photographs, and notes.
    • The appraiser researches recent sales of similar properties (comps) in the area to help determine the property's market value. These comps provide a benchmark for pricing.
    • The appraiser compiles their findings into an appraisal report, which includes details about the property, comps, and the appraiser's estimated market value.
    •  The lender reviews the appraisal report to ensure the property's value supports the loan amount. If the appraisal meets or exceeds the purchase price, the loan process can continue. If the appraisal is lower than the purchase price, negotiations may be needed to adjust the price or the buyer may need to bring additional funds to closing.
  • 7. Final Walkthrough

    • It's an important step just before closing on a home. It's your last chance to ensure the property is in the condition agreed upon in the contract.
    • Confirm that any repairs the seller agreed to have been completed.
    • Test all major systems and appliances, like HVAC, plumbing, and electrical to make sure that everything is working properly.
    • Check for any new damage that may have occurred since the last inspection.
    • Make sure any items that were supposed to stay (like light fixtures or window treatments) are still there.
    • Ensure the property is clean and that the seller has removed all their belongings.
  • 8. Closing

    • Your lender will provide a final closing disclosure that summarizes the loan terms, monthly payments, taxes, and other costs associated with the closing. 
    • They will also confirm that you are clear to close, and you will sign all of the paperwork required to complete your purchase and loan agreement. 
    • Once the paperwork is signed by all parties and your loan is funded, you will receive keys, and you'll be ready to move into your new home!
  • 9. Celebrate and Move in!
